Contract Key Date Tracker, 5 October 2026: Both Tracked Dates Are Overdue, Next Salesforce Window Opens 1 November
Interpretation and what needs action now
Execution date is 2026-10-05. Scope is limited to auto-renewals and break options, so the rent review (2026-12-25) and the AWS Enterprise Discount Program end date (2026-09-30, an expiry) are excluded from the table and noted below. I read "auto-renews 31 Mar 2026" as the end of the current subscription term, and I treated the lease row as having no stated notice period for the break.
- Overdue: the Salesforce action date (2025-11-01) and the Riverside break action date (2026-03-26) have both passed, and the break date itself (2026-06-24) passed 103 days ago. Ask counsel what, if anything, is still possible.
- Next window (inferred): if the Salesforce subscription renewed on 2026-03-31 for a further year, the next action date is 2026-11-01, 27 days away. Confirm the renewal term in the order form.
Deadline calendar
Calendar days, deadline = event date minus notice period, action date = deadline minus 90 days. Dates calculated by script (calc.py in the workspace). "Days left" is measured from the action date to 2026-10-05; for the Riverside row the break date itself was 103 days ago.
| Action date | Contractual deadline | Days left | Agreement | Event type | Basis | Recommended action | Confidence |
|---|---|---|---|---|---|---|---|
| 2025-11-01 (Sat) | 2026-01-30 (Fri) | -338 | Salesforce Sales Cloud | Auto-renew | Your stated term: renews 2026-03-31, 60-day notice. Calculated. The online MSA says 30 days, see Notes | Confirm whether notice was served; if not, ask counsel about the renewed term | Medium (calculated; notice period conflicts with public MSA) |
| 2026-03-26 (Thu) | 2026-06-24 (Wed), confirm in contract | -193 | Unit 4 Riverside lease | Break option | Your stated break date 2026-06-24. Notice period and conditions: confirm in contract. Deadline here is the break date itself, so the true notice deadline is earlier | Refer break status and conditions to counsel | Low (confirm in contract) |
| 2026-11-01 (Sun), inferred | 2027-01-30 (Sat), inferred | 27 | Salesforce Sales Cloud, next term | Auto-renew | Inferred: one-year renewal to 2027-03-31 under MSA s11.2 default of one-year renewals, with your 60-day notice | Decide renew, reduce or cancel; draft notice before 2026-11-01 | Low (assumed renewal term) |
No change this week for the Riverside break beyond its being overdue. No other in-scope rows were supplied.
Notes on rows that are not clean
- Salesforce notice conflict: your row says 60 days. The current online Salesforce Main Services Agreement says subscriptions auto-renew for one-year terms unless either party gives written notice, email acceptable, at least 30 days before term end, and that this applies unless an Order Form says otherwise. Your order form probably varies it. If 30 days applied, the 2026 deadline would have been 2026-03-01 and the action date 2025-12-01 (calculated). The same MSA says a renewal with lower volume or shorter length is re-priced without regard to prior per-unit pricing, which matters if you plan to cut seats.
- Weekend flags: the 2025-11-01 and 2026-11-01 action dates fall on weekends and the 2027-01-30 deadline is a Saturday. I did not move them, because no cited rule says to.
- Riverside lease, statute: I could not check which notice-service clause your lease uses. If the lease says nothing different, Law of Property Act 1925 s196 covers notices under that Act, and s196(5) extends it to instruments affecting property unless a contrary intention appears. It requires written notice, allows service by leaving it at the last-known place of business in the UK, and treats a registered letter as served when it would ordinarily be delivered if it is not returned undelivered. This adds a duty (form of service) and does not move a deadline. Interpretation Act 1978 s7 gives similar deemed-delivery rules for Acts, so it does not apply to lease notices by itself (my inference).
- Riverside lease, Landlord and Tenant Act 1954: if Part 2 applies (not known, depends on whether the lease is contracted out), s24(1) says a protected tenancy does not end unless terminated under Part 2, but s24(2) says this does not prevent a tenancy ending by tenant's notice to quit, surrender or forfeiture (with a carve-out for a notice to quit given within the tenant's first month of occupation). Whether a contractual break notice is a "notice to quit" for this purpose is a question for counsel. The statute does not move your date.
- Law reform: the Law Commission consultation on reforming Part 2 closed on 16 September 2026 and a final report is pending, so no change to the Act is in force from that project.
- Out of focus, listed for completeness: AWS Enterprise Discount Program ends 2026-09-30 (expiry, 5 days ago); the lease rent review on 2026-12-25 is a rent review. Neither was researched. Check the AWS renewal and any shortfall terms in your own agreement.
Overdue or missed
- Salesforce 2026 renewal: both the action date and the contractual deadline (2026-01-30, or 2026-03-01 on a 30-day term) passed before today. Questions for counsel: was notice given; did the agreement renew; does the order form allow mid-term reduction or termination?
- Riverside break: the break date of 2026-06-24 has passed. Questions for counsel: was a break notice served in time and in the right form; were the break conditions (such as rent paid up or vacant possession) met; is the lease continuing, and on what terms?
Do next
- Pull the Salesforce order form and confirm the notice period (30 or 60 days) and renewal term, by 2026-10-09.
- Ask counsel about the status of the Riverside break and the Salesforce 2026 renewal, this week.
- Decide Salesforce seat count and plan, before 2026-11-01 (inferred action date).
- Serve any Salesforce non-renewal or reduction notice in writing, by 2027-01-30 at the latest (inferred; earlier if 30-day rules differ).
- Check the AWS agreement for end-of-term and renewal rules, this week.
Assumptions
- Calendar days; deadline is event date minus notice period, counted back without inclusive adjustment; deemed service is not applied because the contracts were not supplied.
- 2026-03-31 is the end of the Salesforce subscription term; the renewal term is one year (MSA default, not confirmed for your order form).
- Riverside break notice period, conditions and service clause: confirm in contract. The deadline column uses the break date as a placeholder.
- Jurisdiction England and Wales; the statutes above were read only for the sections cited. Statutory auto-renewal rules for business contracts were not checked.
- These are recommendations to confirm against the signed contracts, not legal advice.
This week's changes (28 September to 5 October 2026)
No new Salesforce price notice or term change aimed at existing Sales Cloud contracts was found. A 30 September 2026 reseller blog says Salesforce launched Core, Advanced and Max editions on 3 September 2026 (before the window), that existing customers' current contracts and legacy pricing do not change, and that it is reasonable to expect renewals to be discussed in terms of the new editions. This is a third-party view, not a Salesforce notice. No AWS items were checked.
