01Freddie Mac · Oct 130-year fixed hits 7.28%, up 0.25 points in a week
Freddie Mac's Primary Mortgage Market Survey put the 30-year fixed-rate mortgage at 7.28% on Oct 1, 2026, up from 7.03% the prior week (+0.25 percentage points) and from 6.34% a year earlier (+0.94 points). The 15-year fixed averaged 6.60%, up from 6.42%.
Freddie Mac's survey covers conventional, conforming purchase loans for borrowers putting 20% down with excellent credit, so jumbo and low-down-payment quotes in Denver can differ. Realtor.com, citing the Mortgage Bankers Association, reported MBA's 30-year rate rose for a sixth straight week and that total applications fell 6% in the week ending Sept 25.
For buyers and owners: monthly payments on a new loan are meaningfully higher than a month ago; compare current lender quotes against any earlier pre-approval.
02DMAR · Oct 3Denver-area September closings fall 21.39%, lowest for the month since 2008
The Denver Metro Association of Realtors reported 2,849 closed sales in September across an 11-county metro (REcolorado data as of Oct 1), down 21.39% from a year earlier and 11.71% from August. Active listings were 13,567, or 4.76 months of inventory; condos and townhomes had 7.21 months, with a median closing price of $365,500, down 6.28% year over year.
Homes sold for 98.45% of list price (98.32% a year earlier), and median time on market was 32 days versus 35. DMAR noted most September closings reflected August contracts, when rates were around 6.7%, so October and November closings will show more of the rate effect. These are metro-wide figures, not ZIP 80211.
For buyers and owners: metro inventory is ample but sales are thin; DMAR expects listings to taper into the fourth quarter, so check how recent nearby sales priced against list.
03Redfin · Aug dataZIP 80211 median sale price $792K, down 3.5% year over year
Redfin reports a median sale price of $791,657 for 80211 (all home types) for the three months ending August 2026, down 3.5% from a year earlier; price per square foot was $418, down 6.9%. In August, 196 homes sold (up 5.7%), median days on market was 22 (34 a year earlier), and sale-to-list was 99.4%, up 1.2 points.
Redfin said 29.5% of August sales closed above list and 44.5% of listings had price drops (down 8.9 points). Redfin's median sale price is a different measure from list-price or Zillow value indexes, and ZIP-level medians can swing on a few sales. This is August data, before September's rate jump.
For buyers and owners: 80211 homes were selling faster at slightly lower prices through August; check whether September and October sales hold that pace.
04City of Denver · Sep 28Denver scales back citywide upzoning plan; changes remain proposed
At a Sept. 28 joint City Council committee session, Denver's planning staff presented updates to Unlocking Housing Choices, per a Congress Park Neighbors summary (the neighborhood group's account, not an official record; Denverite's coverage was inaccessible). The summary lists: bonuses limited to within a quarter mile of transit priority streets and rail stations, a cap of four primary units in urban contexts and two in suburban contexts, and deferral of floor-area limits to a second phase.
Separately, planning staff briefed the Planning Board in September on 14 proposed zoning-code cleanups, including height measurement and administrative adjustments. Realtor.com reports it was an informational item with no vote and a target completion of March 2027. Neither package is adopted.
For buyers and owners: nothing changes on your lot yet; watch for hearing notices if you own near transit corridors, where bonuses would apply.
